I want to buy a home but how do I time the sell of my current home

Question of the Week:  I want to buy another home, but how do I time the sell of my current home?

This comes up often, and what I mean by often - almost every customer we work with to help buy and sell real estate asks this question!  If you are thinking of moving up, moving down, upgrading locations, changing school districts, buying waterfront, etc., and you own a home currently - you are most likely thinking about this exact question.

Selling a home during the Winter

Almost like clockwork every year, I start hearing about Old Man Winter from home buyers and potential home sellers:

  • I'm waiting till Spring and will sell when the market is hot
  • No one is buying a home this time of year
  • No one buys homes during the holidays
  • I'll wait to shop when all the good homes hit the market in the Spring
  • I'm waiting to sell when I can get the highest price in the Spring
  • Etc., etc., etc., etc., Honestly - this list does go on forever, but you get the gist of it...

Is any of this true?  Are these people just believing the hype or do they have a legitimate point?

Well - maybe they are right if they came from a Northern state or a state that experiences heavy climate change during the winter causing more

Looking for a home at the beach?  You have several options for "beach" homes:

  1. Beachfront:  These are directly on the ocean.  This is top of the food chain as it relates to beach living, and they are priced accordingly.  In Neptune Beach you can get true beachfront single family homes for $1.2mm and up.  Check these out:  Waterfront homes for sale in Neptune Beach.
  2. Ride your bike to the beach:  These are usually classified as homes on the WEST side of 3rd street.  Can most people walk this far?  Sure, but let's face it - this is Florida and riding your beach cruiser is much better.  Check out ALL homes for sale in Neptune Beach.
  3. Walk to the beach:  Have you seen our new listing at 220 Oak Street, Neptune Beach???  I haven't counted the steps,

5 Repairs home owners should make before listing

Hot Topic of the week:  Top 5 Repairs to make before listing house for sale

Regardless of your financial situation, all home owners want to get the absolute highest price for their home.  It rarely makes sense to do big renovations before selling, but there are several items that will prepare your home for sale with a minimal budget.

  1. Curb Appeal:  All of us have curb appeal improvements that can be made - Now is the time to make them!  Fresh paint on that front door, clean the windows, pressure wash the house and walkways, and tend your landscaping.  Fresh flowers, trim back hedges, bump up your watering schedule, fresh mulch, and a little fertilizer will take your curb appeal to the next level.

Congrats to the Sellers and Buyers for the sale of 4925 S. River Basin in Empire Point

Empire Point, located just East of downtown Jacksonville, San Marco, and St Nicholas has quite the collection of waterfront homes.  The neighborhood was developed by land owners, the Durkee family back in the 1950's.  Many of the current residents are original owners or quite often family members of original owners.  Empire Point is going through a renovation phase currently as many Jacksonville residents have discovered this private neighborhood.  It is a very quick boat ride to the Everbank Stadium or to downtown, and is just minutes away from some of the top private schools:  Episcopal, Bolles, and Bishop Kenny.

Congrats to the new owners of this
