Selling a home during the Winter

Almost like clockwork every year, I start hearing about Old Man Winter from home buyers and potential home sellers:

  • I'm waiting till Spring and will sell when the market is hot
  • No one is buying a home this time of year
  • No one buys homes during the holidays
  • I'll wait to shop when all the good homes hit the market in the Spring
  • I'm waiting to sell when I can get the highest price in the Spring
  • Etc., etc., etc., etc., Honestly - this list does go on forever, but you get the gist of it...

Is any of this true?  Are these people just believing the hype or do they have a legitimate point?

Well - maybe they are right if they came from a Northern state or a state that experiences heavy climate change during the winter causing more

Looking for a home at the beach?  You have several options for "beach" homes:

  1. Beachfront:  These are directly on the ocean.  This is top of the food chain as it relates to beach living, and they are priced accordingly.  In Neptune Beach you can get true beachfront single family homes for $1.2mm and up.  Check these out:  Waterfront homes for sale in Neptune Beach.

Property Sales Stats in Jacksonville FL:

Some of the more interesting stats from our local MLS.  These are June 2014 stats and cover the full Northeast Florida area.  

  • New Listings to hit the market in June:  3,056.  That's 9.5% more than June 2013.  (we need more listings, so this is a very good things!)
  • Lender Mediated new listings / Foreclosures / Short sales:  753 in June, which is 24.6%.  We all see this number coming down, but short sales are here to stay for a while in Jacksonville as we still have 40% of those with

Congrats to the Sellers and Buyers for the sale of 4925 S. River Basin in Empire Point

Empire Point, located just East of downtown Jacksonville, San Marco, and St Nicholas has quite the collection of waterfront homes.  The neighborhood was developed by land owners, the Durkee family back in the 1950's.  Many of the current residents are original owners or quite often family members of original owners.  Empire Point is going through a renovation phase currently as many Jacksonville residents have discovered this private neighborhood.  It is a very quick boat ride to the Everbank Stadium or to downtown, and is just minutes away from some of the top private schools:  Episcopal, Bolles, and Bishop Kenny.

Straight from CoreLogic, they've released this telling chart that displays the rise the plummet and the rise again in home prices.  This is a national look, but could be argued that it closely replicates what has been happening in Jacksonville FL over the same period.  It's interesting to see the small downward dip that we are currently experiencing in home prices.  I had fully expected a continued increase in prices but it looks to be not the case thus far.
