I receive phone calls everyday about listings that I have for sale. I receive calls from neighbors checking on the values, from drive by's who are just curious, from appraisers who are trying to do a nearby appraisal, from other licensed agents who are checking on the house, and from truly interested home shoppers.
Many times the listing they are calling about is already under contract. The truly interested home shoppers are always disappointed.
What happens next, is in near epidemic proportions ...
I offer to assist them in their search, at which point they inform me that they already have a Realtor. They'll usually go on about how they've been searching for a home for the last _________ months, and this home they are calling on would have been the perfect house! Followed by, "I wish I would have known about this one sooner".
Isn't it part of their Realtor's job to find and present the right homes to their customers?
This market is tight for inventory, meaning its a Sellers market in the right price ranges. Further, the good listings at most price points are selling very quickly. If you are shopping for a home in this type market, you'll need a true hired gun on your side! An agent who will absolutely take on your home search as if it were their own.
That's how we work with our clients... They make a commitment to us, and we make a commitment to them. In doing so, our customers aren't out calling around being disappointed about missing out on yet another great house. Instead, we find the great houses the moment they hit the market and immediately start "interrupting" our client's day. We do this so that we can be IN the house on day 0 of the listing.
Well over half our Buying customers are winning houses by being the first one in the door. While other agents and other home shoppers are considering going to see a house, we are already there. We take a high speed and high technology approach to get in fast, have our ducks in a row, and make a fast on-sight offer when the right house is the right house... This is how we work.
