Are Foreclosures a Good Deal?

Two small points of information on buying foreclosures:  

1. The banks aren't interested in low ball offers.  Forget what your friends told you about some crack pot home they bought at 10 cents on the dollar back in 2009... those days are long gone!  Can you find foreclosure type properties being offered for sale BELOW market value, sure but they are often in questionable locations, and you don't want to buy in a bad location regardless of the deal you get!  

2. The real deals are at the auction!  When the banks foreclose, they first attempt the auction via the county courthouse.  The bank will typically (almost always) bid UP TO the amount owed on the mortgage.  If the house has a good amount of "equity" after the mortgage balance is paid, then you'll have other investors attempting to purchase the home at auction.  This is where you find the good deals. You'll need cash, they require full payment by the end of the auction day.    

Questions about Buying Foreclosures in Florida:

So why do homes go on the market via a REALTOR?  Those are the homes that didn't sell at auction, so the amount owed was probably more or close to what it's currently worth.  

Will the bank sell the home for less than what is owed on the mortgage?  Assuming you are talking about a home listed for sale on the local MLS:  Yes they will.  It's only worth what it's worth, so they'll accept less than what is owed.  

When a bank list a home for sale, will they accept a lower price?  This is a super common question, and the answer is yes but ONLY after they've attempted to get their original asking price over a period of some timeline they have internally set.  (we don't know what that timeline is, and they rarely share it).  

Short Sales are often a better "Deal"

All that being said, there are still some gems in here!  Those gems are more prevalent in Short Sales in our opinion as you are more likely to find homes taken care of vs abandoned.  You'll have owners often times still living in the home and caring for the home, but they've just decided to sell and their home is currently upside down.  Can you buy this home for less than market value?  Usually, but more often than not you are buying just slightly below value and in turn you are already getting a better cared for home than you'll find in a long abandoned Foreclosure.
