Marketing your waterfront property: It’s all about marketing
The key to any marketing plan, especially real estate marketing, is to identify your “target customer group” and then maximize your exposure to that demographic. 1. Web Presence: With over 90% of ALL home buyers starting their search online, we start our marketing here. Your home will be listed on the highest volume real estate websites which include: Realtor.com, Yahoo Real Estate, Trulia, Zillow, Google Base, AOL Real Estate, Cyberhomes, ActiveRain, RE/MAX, etc., etc.
2. Google Search Results: As almost all home buyers start their search on-line, they either visit large search portals or they Google specific “keywords” to find their new home. If they use Google to search for waterfront homes, BradOfficer.com will show up on the first page of results for many of the “keyword phrases” used to search for specific waterfront homes in Jacksonville and the surrounding areas. 4. Multiple Listing Service (MLS): With over 7000 local Jacksonville Realtors, MLS or the Multiple Listing Service is the database that we realtors use. It helps us search which homes could possible match our buyer’s criteria. Your home will be input into the MLS which will allow over 7000 other agents to update their buyers with your home. Realtors work with Buyers and Realtors Sell Homes.
3. Photos: If the buyer is online, they want to see photos! We max out the number of photos allowed in MLS and add more photos in every on line directory that will allow it. Buyers are using the internet to narrow down their search which is what we call “Deselection”. We want to make sure your home has been photographed correctly and shows off the best features that will attract a future owner.
4. Video: Showing off your home in even more detail will help attract more interest. Today’s consumer wants as much information as possible when shopping online. Video allows for a web based Open House and we can track just how many people watch the video on a weekly basis.
