This is not the best news! Based on a recent Trulia study, Jacksonville tops the nation in price cutting with 36% of all homes that get listed for sale, end up dropping their price. This tells me those homes were over priced when they were originally put on the market for sale. The Times Union did a story on this.
If you have a home to sell in Jacksonville, FL, do not fall victim to Nostalgia Pricing. Definition: Dreamy price appreciation of 2005.
Instead, price it correctly for today’s real estate market, and watch it sell! The buyers are out, looking, and making offers. They want a Deal! Don’t get passed up by the Buyer who says “Their dreaming” after seeing your asking price.
When we look at waterfront homes in Jacksonville and Ponte Vedra, the average % sold price compared to list price is 11% median for the year. That is far better than 36%. What the heck is a Blog and where is your Website?
Well, first off a blogis a website……It’s just updated more often. I like the blog format. It can be updated quicker and I think it helps my customers have a much better feel for what is going on out there in the Jacksonville Real Estate Market.
All blogs are different, some are not updated but once every so often and some are much more active. I stay on the active side. I write different articles as they relate to different obstacles or successes in the day to day business of a Real Estate Agent in Jacksonville. As I get more and more into Jacksonville waterfront homes, there will be a more focused topic surrounding waterfront living as it is my true passion.
The Real Estate business is an ever changing business and there is nothing static about it….so why should a website look so static, so stale, so 1997? I’ve heard every argument against the validity of Open Houses in Jacksonville, FL. I’ve heard the argument from rookie agents and seasoned agents. I’ve even heard the argument from Jacksonville Home Owners.
I’m not sure what started the fall of the open house. Many Jacksonville Real Estate Agents claim, “They just don’t work” or “No one ever shows up” or “They are a waste of time”. I say, those Jacksonville Realtors don’t like to put in the effort to make the Open House a success.

Statistics: National Association of Realtors survey of 2008 home buyers. Get ready for this, 48% of all home buyers in 2008 attended Open Houses while searching for a new home. If you don’t read 2, 3, or 4, this 1 point should convince you the need for Open Houses.
National Home Builders: The nations largest home builders use Open Houses. In fact, that is one of their first goals in opening a new community: How fast can we get the model home open. Potential buyers need to visualize the home in person and not on paper.
My Results: I’ve seen nice homes, priced right, and in good locations sit on the market with no activity. They sit for sale while I’ve bought a fixer upper, rehabbed over a 2 month period, marketed using Open Houses, sold, and closed. All the while with still no activity on the homes for sale around my houses.
Fact of Life: We all want to see something or try it out before we purchase. Cars, Jeans, Cell Phones, and for sure a new Home in Jacksonville or Ponte Vedra.
My take on open houses is simple….They work! They require such little effort and they can get big results. I know my buyer clients enjoy the ease of walking through an Open House without having to schedule a formal time to browse. I know after sitting in model homes for years that those people that are “just looking” often purchase the home.

If you have a home to sell in Jacksonville or the surrounding areas, you already know the Jacksonville real estate market is tough. To sell your home with so many competing properties, sometimes you need to offer better terms that would attract more potential buyers. (Don’t forget, you are motivated to sell)
You may have never considered Owner Financing or Leasing your home, but this may be the time. Here are a few reasons to consider opening up the terms when selling Jacksonville Real Estate:
The Stats from City-Data state that 37% of the population in Jacksonville rents.
Many military families know for sure they have to move again.
Relocation families often have homes they can’t sell in other cities.
Many families have had to short sale a house and taken a temporary credit hit.
The self employed have an even harder time qualifying now than they ever have.
Due to layoffs, many have started new jobs -temporarily affecting their ability to qualify for a loan.
Listed here are 5 different options to sell your home or lease your home. This is a small scratch of the surface as their are many ways to transfer ownership of a home, but these are the more popular main stream.
Traditional Purchase: Buyer finds your home, falls in love with it, and purchases using a traditional mortgage.
Owner Financing: Same as above, however you provide the financing. Selling by offering owner financing typically gets you a down payment from the buyer and you set the mortgage rate above your current mortgage rate. You transfer ownership to the buyer through a normal real estate closing, but you are the bank. Forget about getting a 20% down payment, expect 5% or maybe 10% at best, so if you need ALL the equity in your home and the equity is more than 5%, you may reconsider. That being said, if you think about being the bank and having payments made to you for 30 years….this is good and can be very profitable!
Lease Purchase: This method is a Lease with a predefined date of purchase. You get a small down payment, a lease agreement, and a sale agreement at some point in the future….2 years is common. Going with this type of agreement, you become the landlord and never transfer ownership until the Buyer/Tenant purchases the home. Typically you would pre-set the price and pre-set the date. If the Buyer/Tenant can’t make it happen, your agreement usually becomes null and void and they convert to a month to month renter or whatever terms you have in your agreement from the get go.
Lease with Option to Purchase: This is much like above, but the Tenant typically is a little less committed to your house. They have the Option to purchase within a given time period, usually 1 or 2 years in to the lease agreement, however they don’t have to purchase. It’s merely their option. The Tenant would pay a “Option Fee” to have the option and most likely would have a pre-set price as well.
Lease/Rent: Self explanatory option. Sometimes, this may be your best option if you are having a tough time selling and you have already moved. After all, in 10 or 15 years from now, with a few extra payments every year, you could be close to paying off the house and this could become a great stream of income for your family for years to come.
Small legal notice here: If you were my client, I would have you work with a Real Estate Attorney to set up several of these options to make sure your interest are protected.
