A:  Our REALTOR group covers the majority of Northeast Florida.  That encompasses Jacksonville, St Augustine, Ponte Vedra, Atlantic Beach, Jacksonville Beach, Neptune Beach, St Augustine Beach, St Johns, Orange Park, Fleming Island, Fernandina Beach, Amelia Island, Yulee, and Middleburg.  To simplify, we cover the 4 county area of Duval, St Johns, Clay, and Nassau.  

Q: Are home prices dropping in the Jacksonville FL area?  

A: Official stats from our local REALTOR association show the most recent month over month prices have slightly increased (based on closed sales).  Last year (2023) saw a slow down in gains but still had positive appreciation overall.  For 2024, we anticipate mortgage rates to decline slightly and potential for increased appreciation over the year.  So the most accurate answer is:  No, home prices are not currently dropping in Jacksonville FL.    

Q: Is Jacksonville FL a hot real estate market?

A: What makes a "hot real estate market"..... a multitude of factors, but some have already figured it out.  Jacksonville has been named #2 best city to live in within Florida by Forbes recent article.  Redfin data ranked Jacksonville as one of the top 5 best real estate markets for property investors.  The U.S. Census Report recently ranked Jacksonville as 5th fastest growing large metro.  Jacksonville has also maintained a more affordable median home price than the other large metros within Florida.  All in all, we believe Jacksonville will continue to be a high demand real estate market. 

Q: Is it better to go with a Local REALTOR? 

A: Yes - Absolutely!   It is best to use a local REALTOR when possible.  We've run into "out of area" Florida REALTORS who do not have access to our local MLS, don't have access to our showing instructions or required forms, and don't have access to the local lockboxes.  Furthermore, licensed agents should only practice in locations where they have knowledge about the properties, have access to the info and resources, be familiar with the area, and have a competent level of expertise to help best guide home buyers / sellers.
