eTown, Jacksonville Real Estate Market

eTown is technically too new to have any great stats on it yet.  Over time we will monitor eTown's average number of sales per year, which will be greatly skewed the beginning years due to all the new home construction sales.  We will also monitor the average number of days it takes to sell a home in eTown as a "resell".  

What we do not about the eTown real estate market thus far:  It's in high demand due to it's location in the Southside of Jacksonville and it's price points are covering a large range of what would be within the affordability range of many of Jacksonville's residents.  

eTown Neighborhood Market Statistics

eTown housing market statistics: As of June 17, 2025 there are currently 42 properties for sale in eTown, with an average asking price of $462,931. The highest-priced property is $1,089,000 and the lowest-priced property can be purchased for $289,000. eTown listings have an average price of $236 per square feet, based on listings with 3 beds, 3 baths, and 1,960 square feet of living space.

eTown Neighborhood

eTown is currently estimated to contain approximately 1900 homes within it's roughly 1500 acres.  The developer, the Parc Group, is planning to leave about half the community in its natural state.  We like this idea in development and clearly many Jacksonville residents do as well based on the popularity of the community and the brisk sales pace they've enjoyed after opening up for sales.  

eTown Community Amenities

eTown has a long list of amenities including a resort style pool for us loungers, lap pool for fitness swimmers, complete fitness facilities.   Further are some unique offerings to eTown residents:  a rooftop patio area for entertaining and having a lunch or drinks with your friends, an event lawn, and a dog park.  

eTown Schools 

Currently, eTown students are zoned for Duval county schools and have access to many private school options.  Elementary aged eTown kids will attend Mandarin Oaks Elementary.  Middle school students are currently zoned for Twin Lakes Academy.  High Schoolers will attend Atlantic Coast High School.   

eTown Community Association

eTown homeowners association will eventually be turned over to it's residents, but that usually happens once the community is a high percentage occupied.  During the initial development of a community, the associations are almost always managed by the developer, which in the case of eTown would be the Parc Group.  You can find info here: eTown
