Hampton Park, Jacksonville FL Real Estate Market

Hampton Park features a gated community within the Southside corridor. A private community offers sports fields and a tucked away feeling although still being within 5 minutes from the Town Center. Very attractive homes can be found throughout the community with prices starting in the $300's. Many Hampton Park homes back up to wooded preservation areas or large ponds, and many homes have been customized with outdoor living areas and pools which adds to the overall upscale feel of the community.

The real estate market for Hampton Park in Jacksonville has always been strong.  The Hampton Park community currently averages about 18 homes sold per year which is good for a community this size.  The turnover rate is over 5% for the community of it's 320 total homes.  The primary driving force in the popularity of Hampton Park is that it's a gated community in a great location.  

Hampton Park Neighborhood in Jacksonville

The Hampton Park neighborhood was what we consider the last of the Hampton's in Jacksonville.  The first was Hampton Glen, then East Hampton, and the final to be developed on Baymeadows was Hampton Park.  It is a more upscale gated community with about 320 total homes.  The community has two distinct parts, the first section is made up of homes on smaller lots with garages behind the houses.  It's a great building style and many who have lived in that section, absolutely love the style of living. The second section of the community is the more traditional Florida style homes and neighborhood with larger lots and many homes backing to preserves or water views.  

The location for the Hampton Park community is great:  On Baymeadows and currently about the furthest neighborhood on the East side of 9A / 295.  Super easy access to shopping and restaurants at the town center and quick commutes to many of Jacksonville's employment hubs.

Hampton Park Community Amenities

Hampton Park has some really nice amenities for what is truly a more small-mid-sized community in Jacksonville.  It has a clubhouse, a pool with a really nice fountain as the centerpiece within the pool (a must see), tennis courts, basketball court, playground and a soccer field.  Lastly being the gate, as this is an amenity worth noting:  it's not easy to get into Hampton Park without being on a home owners guest list and many residents like that there isn't a lot of non-resident traffic within this hotspot on the Southside.  

Hampton Park Schools

Hampton Park is in Duval County and zone for Twin Lakes Academy Elementary School, Twin Lakes Academy Middle School, and Atlantic Coast High.  Living in Hampton Park, some residents will opt for private schools, and a close by private school is Jacksonville Country Day School.
