What To Look for When Buying a Pool Home

The beauty of buying a home for sale with a pool is that someone else has already paid for the major expense of getting the pool in place to begin with.  When shopping for a home with a pool in Jacksonville, make sure to budget for some repairs and updates.  We don't see many home inspections on houses with pools that are free of repair items and that's fairly normal.  

You'll also want to update your pool with maybe new pavers, additional water features, lush landscaping, etc.  Be careful with choosing a home that has a problem pool.  Not easily seen unless you are looking at a lot of pools on a fairly consistent basis, but the main big money items will be shell cracks, plumbing leaks, and refinishing needs.  Past those major problems, every 5-7 years you'll need a new pump, new filters, new salt systems, etc. 

But not to worry - investing in your pool home will not only make your home more fun now, but will also be a great resale in the future!

Should I get a Pool Inspection when buying a home?

Oh yea you should!

A well qualified, well experienced pool inspector will spend about an hour going over all the mechanical equipment to check for proper functioning.  They'll also inspect your pool's shell to the best of their ability.  It is a visual check, but visible cracks will often spur the need to do further investigation with colored die.... this will find if the cracks are actually causing water loss.  Additional inspections will include the pool decking and screening if any.  

Most pool inspectors will leave you with a report that gives maintenance items that are needed immediately and other items to budget for future repair.  It's worth getting the inspection, and I'd recommend having a true pool inspector to complete the inspection.  This is a separate pool inspector in addition to your general home inspector.  (My guys are the best, and you'll have access to my deep bench of service techs.)

Will a pool raise the value of my home?

Yes!  In Florida, a pool is a desirable feature that many are shopping for.  Generally speaking, homes with pools in Jacksonville sell faster and for higher prices than their non-pool neighbors.
