Buying a Jacksonville Home With a Swimming Pool

Homes with swimming pools Jacksonville

Pool homes are one of the highest requested features from home shoppers Highest requested by both people relocating to Jacksonville FL and highest requested from locals moving within the city.   Not just any homes for sale with pool, buyers are interested in homes for sale with inground pools.

If you've landed on our Pool Homes in Jacksonville page, you aren't alone!  Take my advice: buy a home with a pool!

Exploring Homes For Sale With a Pool in Jacksonville

The beauty of buying a home for sale with a pool is that someone else has already paid for the major expense of getting the pool in place to begin with.  When shopping for a home with a pool in Jacksonville, make sure to budget for some repairs and updates.  We don't see many home inspections on houses with pools that are free of repair items and that's fairly normal.

You'll also want to update your pool with maybe new pavers, additional water features, lush landscaping, etc.  Be careful with choosing a home that has a problem pool.  Not easily seen unless you are looking at a lot of pools on a fairly consistent basis, but the main big money items will be shell cracks, plumbing leaks, and refinishing needs.  Past those major problems, every 5-7 years you'll need a new pump, new filters, new salt systems, etc.

But not to worry - investing in your pool home will not only make your home more fun now but will be great resale in the future!

Pool Home FAQS

Should I get a Pool Inspection when buying a home?

Oh yea you should!

Pool Homes Jacksonville FLThe cost of repairs on a deferred maintenance pool will be well in the thousands of dollars.  Trust me - I've done it myself, and many of our customers have also experienced the expense of a pool renovation / major repairs.

A well qualified, well experienced pool inspector will spend about an hour going over all the mechanical equipment to check for proper functioning.  They'll also inspect your pool's shell to the best of their ability.  It is a visual check, but visible cracks will often spur the need to do further investigation with colored die.... this will find if the cracks are actually causing water loss.  Additional inspections will include the pool decking and screening if any.

Most pool inspectors will leave you with a report that gives maintenance items that are needed immediately and other items to budget for future repair.  It's worth getting the inspection, and I'd recommend having a true pool inspector to complete the inspection.

Will a pool raise the value of my home?

Yes.  In Florida, a pool is a desirable feature that many are shopping for.  Generally speaking, homes with pools in Jacksonville sell faster and for higher prices than their non-pool neighbors.

We have an endless supply of home buyers that are shopping for pool homes. That includes people moving to Jacksonville and current residents moving within the city.

Often times, the pool is a deciding factor on buying or passing for another home that has a pool.  That being said, don't expect a dollar for dollar payback.  Like all upgrades and renovations to a home, there is almost never-ever a 100% payback of the dollars paid to install and operate a pool.  Will your home sell faster with a pool?  Probably.  Will your home sell for more than your neighbors when you have a pool and he doesn't?  Almost certainly.

Are homes with Pools worth more?

Absolutely - homes with pools in Jacksonville FL are worth more than their non-pool neighbors (assuming all things are equal otherwise).  Homes with pools are more desirable in our Florida market, and are often the first feature that home owners note as their requirement for their dream home.  When homes are listed with a pool, they always receive the highest level of interest!

How much does an inground pool cost in Jacksonville FL?

To build an inground pool at your home in Jacksonville, you'll spend in the range of $30,000 - $60,000 for an average pool from a reputable pool builder.  Prices increase VERY quickly with complexity of location, unique features like waterfalls and sundecks, types of pool surface, pool decking choices, as well as screens, pergolas, landscaping, etc.  The actual pool equipment including pumps, filters, lights, automatic cleaners, chlorine cells, etc., are fairly inexpensive compared to the overall build.

Above all else:  A house with a pool is a lifestyle choice, so enjoy it!
