Another big benefit of purchasing a new house is the floor plan will be a more modern living plan.  Consumer's taste is always changing and the builder's floor plans change with that taste.  You rarely see a formal living room, but houses built just 20 years ago still have large formal living rooms, sometimes as large as the actual family room.  Kitchen have also gone through major changes in more recent years as the kitchen has become more of a center of the home in combination with the family room.  

Additional new home benefit is that everything is brand new including appliances, roof, hvac system, electrical panels, windows, etc.  Everything is new, so there shouldn't be any major outlay of money for repairs or replacements anytime in the near future.  This is alone is often overlooked by home buyers when comparing existing homes to new construction homes.  Even though an existing home is maybe 10 or 12 years old, it's nearing some fairly major expenses in what are becoming end of life appliances, water heater, and hvac systems.  

Jacksonville New Home Construction timeline

Timelines for new home construction range from about 4 months to years.  It comes down to 2 distinct variables:  The Builder and The House.  

How long it takes to build a home will depend on the Builder you are purchasing through.  Many builders in Jacksonville are large scale national home builders who have their processes down to a fairly well oiled machine.  These builders are probably already building in the community you are interested and have a schedule of homes they are already in the process of building or planning to build.  If you pick a home they are already in the process of building, you may find a new home that is available to move into within a month or two.  

Other Builders are more custom builders or smaller operations that have less man power to build at the same pace as the large national builders.  These builders will take longer and may not have houses already planned, so you'd be starting from scratch with one of their pre-chosen plans or a book of plans they'd have available.  

The house you choose to build is also a big determinant in the timeline to build.  If you choose a simple house with basic level / easy to find features, then the building timeline will be faster.  Pick a large floor plan with intricate work and many unique features, plan on taking over a year to build.  

Choose the Floor Plan For Your New Home

Choose your floor plan carefully.  We'd recommend taking plenty of time to really go over what you like and don't like about your top floor plans including the exterior image.  When you go to resale this home someday, you gotta make sure you've picked the right combination of curb appeal and functionality.  

Choose the Lot For Your New Home

As important as the floor plan, is the lot you choose to build your new home on.  Don't fall for the "quick move in" homes or the "big incentive" weekend where builders will try to move all their hard to sell properties.  Trust me, I started my career in new construction, and I can tell you that human nature is to take the big incentive before someone else does.... I've seen it over and over.  Instead, take your time to determine the best lot you can afford and the best position within the community.  You'll have to sell this home at some point in the future and you don't want to be selling from a position of weakness over a poor decision on the initial purchase.  Again - choose right from the beginning... you can't change this.  (Just call us, and we'll help).  

Do I need a Realtor to Buy a New Construction Home From a Builder?

ABSOLUTELY!  The builder employs their own real estate agents, and these agents represent the builder.  They DO NOT REPRESENT YOU.  These builder agents are highly skilled at selling the builder's homes.  Trust us - Brad, the lead agent for the Officer Group, was a top builder rep in Florida and North Carolina.  You will absolutely need your own agent to look after your best interest and to make sure you get the best deal available.  

Do I get a better deal by not having a Realtor when buying new construction?

NO!  The commission paid to your agent is pre-determined by the builder and is included in their budget for every new home that they are selling.  If they don't have an agent, they DO NOT reduce your cost and they DO NOT give you freebies.  Why?  1. They'd kill their #1 source of home buyers:  The Realtor community.  2. They'd kill their own comparable sales, and they need these to continue selling homes at the same price, and 3.
