Characteristics of a Jacksonville Historic Home

If you’re in the market for a home with a bit more history and charm, you may want to consider one of Jacksonville’s many historic homes and residences. Unlike some Florida communities, where sprawling new construction developments dominate the local housing landscape, Jacksonville has a very healthy inventory of historic homes with classic architectural features, particularly in some of the city’s oldest neighborhoods close to downtown. It's in these parts of the city you’ll find a wide-ranging mix of historic homes, including some bungalows, Victorians, Queen Anne homes, and other popular styles that have a bit more of a Florida flair. Driven out of Downtown Jacksonville following the Great Fire of 1901, many of the city’s most prominent residents chose to build new homes in some of downtown’s nearby neighborhoods, and many of these homes still stand today.

While historic homes are celebrated for their diversity and uniqueness, you're also likely to find some slightly newer homes in Jacksonville during your search that still qualify as an older, vintage residence. Authentic mid-century modern homes come to mind and are certainly available in Jacksonville for those who appreciate older homes but perhaps still prefer more of a modern layout or floor plan. 

Jacksonville Neighborhoods Where Historic Homes Are Common 

If you want a true historic home in Jacksonville, it makes sense to start your home search to one of the city’s oldest neighborhoods. Avondale is a Jacksonville community that certainly checks this box, and it's a location that also provides residents with easy access to area shops, restaurants, parks, and rec centers. Additionally, its proximity to Downtown Jacksonville is also an advantage prospective home buyers love, especially those who commute to the heart of the city regularly. You'll find that homes in Avondale vary greatly in size and design. On one hand there are plenty of smaller bungalows dating back to the 1920s, or you might see a renovated two-story with ample living space overlooking the park. 

As the oldest neighborhood in Jacksonville, the Springfield Historic District is another great place to begin a historic home search. Close to Downtown Jacksonville, Springfield is full of bungalows, as well as restored mansions that remain some of the city's most expensive properties. It's in the Springfield neighborhood that buyers will find some of the best examples of 19th and early 20th century architecture in Jacksonville. Along with classic bungalow-style homes, you’ll also find Mediterranean-style residences, Colonial Revivals and quite the collection of Queen Anne-style homes as well. 

Pros & Cons of Buying a Jacksonville Historic Home

If you’re thinking about buying a historic home in Jacksonville, it's important to know a little bit about the home's history. As with any historic home, you’re probably getting something a little more unique, as opposed to a home with more cookie-cutter characteristics. The upside is that many older homes tend to hold their value well, especially if they're well-maintained and architecturally prominent. Furthermore, if you're someone who prefers living close to downtown or in the middle of a walkable historic district, Jacksonville historic homes are absolutely worth considering. 

 

But like with all things real estate, there may be some limitations you'll have to weigh if you purchase a home in a designated historic district. Similar to an HOA community, home owners may need to get approval before making any outside changes to the property. Additionally, you may also find that you must use historically authentic materials, which can add to the overall cost of the improvement. It’s possible, too, that you may run into some roadblocks when it comes to home insurance and financing with an older home. For this reason, it’s always a good idea to talk with your insurance company and secure pre-approval early in the process. A home inspection is definitely a good idea in any home buying situation, but it’s especially important for older historic homes that may have some hidden issues you'll want to address before signing on the dotted line.
