Top Areas In Jacksonville For Equestrian Homes
Given equestrian homes tend to need lots of open space and acreage, prospective home buyers should expect to start their search roughly 15 to 20 miles outside of the city center. The Nassau Village-Ratliff area near the Jacksonville Airport is a great spot for equestrian homes, especially with Highway 23 providing relatively easy access to and from downtown. Immediately west of downtown off Highway 90 near Cary State Forest is also a desirable location to consider thanks to a number of homes with acreage and properties already being equipped for horseback riding. And of course if you absolutely want something a bit closer to the heart of Jacksonville, we recommend starting your search somewhere near the Julington Durbin Creek Nature Preserve on Jacksonville’s south side.

Further to the south in unincorporated St. Johns is also an area to keep an eye on, although with new development picking up fast around this part of North Florida, opportunities for homes with lots of extra acreage are fading fast.

Location & Accessibility: First and foremost, is there enough room to ride and for your horses to roam? While not a hard and fast rule, it’s suggested that you have at least one and a half acres for one horse, and an additional acre for each horse after that. Additionally, you’ll also want to weigh how far away local vets, feed stores, and training facilities are from your new equestrian home as well.
Waterways & Water Supply: Horses are large animals and drink between 5 and 10 gallons of water each and every day. So if you can find an equestrian property near a natural body of water, that’s a huge value. If not, make sure a property’s barns and stables are properly connected to the local water supply, otherwise you could be in for a huge added expense.
Structurally Stable Barns & Stables: If you’re considering an equestrian property in Jacksonville with existing barns and horse-related structures, inspecting the condition of these buildings can be just as important as inspecting the home itself before purchasing. On the other hand, if the property is equipped for horses but doesn’t have these shelters already in place, find out how much it might cost to build them from the ground up.
Storage & Parking: Similar to how your horses need enough space for riding, home owners also need enough space for storage and parking as well. Large trucks, trailers, tractors, and maintenance equipment all has to go somewhere, so remember to full analyze a property’s storage space if you plan on using it for equestrian purposes.
