What Is a Penthouse Condo? A Simple Definition. 

Over the years, the definition of a penthouse has remained pretty simple. It’s the top floor unit of a residential building, which is oftentimes a high-rise. But much more recently, that simplistic definition continues to change thanks in large part to clever marketing tactics builders and developers are using to drive interest and intrigue from prospective buyers. Now, you might see a condo tower or apartment building with “penthouse levels” rather than one singular penthouse unit, allowing more buyers to feel like their unit is at higher tier than other lower level condos in a building. 

Top Jacksonville Condo Buildings With Penthouse Units 

While Jacksonville isn’t plush with high-rise condo and apartment buildings like New York or Chicago, home buyers looking for a condo high-in-the-sky might still have luck finding their dream penthouse unit inside a number of downtown condo towers. Berkman Plaza is one such building, and also the ideal Jacksonville condo building to call home because of its premier waterfront location that allows for spectacular views of the city and St. Johns River. 

Almost directly across the river from Berkman Plaza is The Peninsula, an equally impressive high-rise condo tower with a number of penthouse condos that promise huge open layouts, plenty of private balcony space, and views that absolutely do not disappoint. Condos at The Peninsula also provide direct access to Jacksonville's Southbank district, making it the perfect spot for anyone who loves to be near shopping, dining, entertainment, and nightlife. 

The Pros & Cons of Buying a Jacksonville Penthouse 

If you’re thinking about buying a condo in Jacksonville, you might assume a penthouse unit has no clear downsides. But like most homes or condos, even penthouses have both pros and cons. 

The Pros 

Sweeping Views. Perhaps the most obvious advantage of living in a penthouse condo is being able to enjoy the sprawling, panoramic views most top floor units offer. Of course every building and every individual condo’s views will vary, even at penthouse level. But for the most part, penthouse views tend to be quite exceptional. 

Larger Floor Plans. Almost all penthouse condos have larger floor plans than units on lower levels. Whether it’s an extra bedroom or two, a larger terrace or balcony, or just more general living space overall, look for penthouses to have lots of extra square footage for you to enjoy. 

More Outdoor Space. Many penthouse condos offer more outdoor space than ordinary units on lower levels. Sometimes its a larger terrace or wraparound balcony, and other times its multiple balconies that can be access from separate rooms within the unit. 

The Cons 

Higher Price Tag. Not surprisingly, those views and all that extra living space to come at a premium. And even if the square footage is relatively comparable to other units throughout the building, sellers will always ask for more based on the penthouse title alone. 

Longer Elevator Ride. Although it may sound silly, a longer elevator ride is definitely something you’ll want to consider before buying a penthouse. In most instances, the extra few minutes waiting for the elevator or riding the elevator up or down may not be a big deal. But if you’re running late, lugging groceries up to the unit, or happen to forget something in the car, dealing with longer elevator times can get frustrating sometimes. So be prepared.

Higher HOA Dues. In most condo buildings, HOA dues are divided up among residents based on unit size or property value. And given penthouses have a higher property value and/or have more square footage than other units, penthouse owners do end up paying more HOA fees every month than other condo owners in the building.
