How accurate is Zillow on the value of my waterfront home?

Unless someone from Zillow has been into your house, I'd be very cautious with any estimate they provide. Zillow uses complex algorithms to best guess a value. Much easier in cookie cutter neighborhoods where all the homes were built within the same few years, but can be highly inaccurate for the uniqueness of waterfront properties.

Absolutely yes, the key difference in marketing both waterfront and/or luxury homes is understanding the buyer, who is usually affluent or wealthy and is making a purchase based on the lifestyle the property provides.
