San Marco Real Estate Market

Luxury home buyers, growing families, social butterflies, up and coming professionals, and downsizing who's-who - all call San Marco home as well as many others.  San Marco is home to many types of people and from many walks of life.  It's not cheap, but it is affordable for most income earning people.   San Marco is also on our best neighborhoods list.

The San Marco real estate market is fairly consistent with high demand.  Homes that are well updated / renovated with no deficiencies in any of the major components will see very fast sales, especially in the sub $500k range.  3 bedroom bungalows with 2 full bathrooms and a garage are highly desirable and have seen great price increases in the past few years.  Larger 2000+ square feet houses are heavily searched but finding a move in ready house in this category is difficult to find.  Most will either move their budget up or purchase a home that needs updating.

San Marco Homes

Types of homes in San Marco

San Marco is full of charming homes and walkable neighborhoods with a wide range of prices available.  From Bungalows to Waterfront Estates, you'll have plenty of options for your home in San Marco.

The San Marco Starter Bungalow:  The starting price point in San Marco usually starts with one of the smaller bungalows.   These cozy homes are often 2 bedroom with 1 bath or 3 bedrooms with 1 bath as the starting point in pricing for San Marco Homes for sale.  These are usually in the mid $300's range with the occasional sub $300k home making an appearance (but it'll need some work).  Many of these homes offer a great chance to live in a home and make needed updates to build in equity.  Bring this home up to a 3/2 with updated kitchen and baths, and you've got yourself a nice profit!

The San Marco Updated Bungalow:  Ranging in prices from the upper $400's to $600's, the price of these updated Bungalows will largely depend on it's location within San Marco.  All of these will have been re-plumbed, newer roofs, and typically the windows have been replaced or are in very good working order.  Most have had an extensive renovation at some point in the past 20 years and the kitchens and baths have been updated along the way.  Look for move in ready and location is key for YOUR resell ability!

Mid Century Modern Homes in San Marco:  This style home deserves it's own classification as it is fairly available within San Marco.  Think Frank Loyd Wright... calmed down a bit with some of our local architects back in the 50's and 60's.  Quite a few homes were built with this style architecture with clean lines, large open spaces, with good natural light.  Many have been updated along the way and now are some of the most updated and modern homes in the area.  Prices of this style home in San Marco is all across the board.

The Family Home in San Marco that needs updating:  Rather broad category here, but we are including all homes above 2000 square feet.  Many of these homes were built with 3 large bedrooms and a 4th or 5th bedroom was added on at some point.  You will see both historic style homes and even a few newer homes.  These larger homes are obviously priced higher due to both size and demand.  You can occasionally find these homes that are in the $800 - $900's that will need work and updating, and we have customers that are up to the task, but also prefer to purchase a home that can be updated to their own taste.

The move in ready Family Home in San Marco:  This is a continuation of the above 2000+ square foot category, but the big division is a home that is fully updated and move in ready.  Will the home be perfect?  No - there is no such thing.  Will you need to do your own customizations?  Yes - the home is move in ready and has had extensive renovations, but it may not be your taste.  You may still need to complete the "lipstick" renovations like paint, countertops, cabinet pulls, etc.  BUT - they are move in ready and all the heavy duty renovation has been completed in years previous.

The Luxury Home in San Marco:  Just what this implies, this luxury San Marco home is fully renovated, has a best of best location within San Marco and is full of luxury appointments.  A key factor on these homes:  You don't ever walk through and think "that's cheap, why would they have used .... in this area".  These homes have been loved and renovated with the best of the best from contractor to materials, you get what you pay for in this San Marco home.

Waterfront homes in San Marco:  A best of best area of town is combined with the best of the best in Florida living.  If you have the means available to pick up a waterfront home in San Marco, then you will experience a Florida lifestyle that few ever get to experience.  Waterfront homes in San Marco are almost always well into the millions in price, and offer a full range of options.
