Thanks to being a suburb of Jacksonville and boasting a diverse economy, unemployment in St. Augustine is low, which helps bolster the local economy. As the largest city in St Johns County, St. Augustine also has the advantage of a lower price point than some other communities close to the beach. There are a number of gated home communities to choose from in St. Augustine too, with price points often varying depending on location and added amenities. 

Living in a St. Augustine Gated Community 

As just alluded to above, if you’re thinking about buying a gated home in St. Augustine, you’ll quickly notice many gated communities in town offer much more than just privacy and security. Features and specific characteristics of course vary from neighborhood to neighborhood but don’t be surprised to see a lovely collection of lifestyle amenities that are available for resident use; plenty of sidewalks and pathways for walking, jogging, and dog walking; and even a lot less traffic thanks to the gated front entrance. And for all you pet owners and parents of young kids, that means a much safer environment for everyone! 

Because of the confined boundaries, and also the common lifestyle amenities, it’s also not unusual for home owners inside gated communities to have somewhat of a tighter bond, especially if residents organize clubs and community events on a regular basis. This tends to be a bit more common within active adult communities, but you’ll also see it occasionally in other gated community settings where age-ranges vary, especially if it’s a larger gated community with a clubhouse that provides space for such things. 

Desirable St. Augustine Gated Communities 

The upside to searching gated homes for sale in St. Augustine is that the area isn’t short on options. From gated condo communities to neighborhoods with sprawling estate-style homes with huge lot sizes and top-of-the-line finishes, there’s something for just about every home buyer looking to live the gated community lifestyle. 

When it comes to gated single-family homes, Bannon Lakes and Palencia are two of our favorite neighborhoods for home buyers to consider. Homes inside each of these gated communities feature a wide-range of home styles, but Mediterranean homes are especially prevalent. Many homes in these communities also include private pools as well, something that is often a “must” for buyers in Florida. If affordability is a top priority in your gated home search, the gated condos at Vista Cove are certainly worth a look, and the Villages of Seloy community offers newer construction villa-style residences for under $500,000, although keep in mind Villages of Seloy is a 55 and over community. Additionally, the gated community of Pelican Reef has a small waterfront park and boat docks. The community is close to the beach, Downtown St. Augustine, and more. It also still has some large vacant lots for sale. There’s also the option to buy a property within the boundaries of gated Marsh Creek Country Club. Many of the homes of Marsh Creek overlook the golf course, the preserve, or waterfront views, with a variety of home styles all tucked away within a private, gated setting. Gated communities such as Seagate sit close to the ocean, with amenities including racquetball, tennis, and a swimming pool. Gated Oak Brook, meanwhile, sits about 10 minutes from the downtown area, with wooded homesites, a swimming pool and tennis courts, and some natural areas for residents to enjoy.
