- Short Sale in Eagles Hammock: 26 days flat. Here's the scoop. The owners, knowing the home needed to be in tip top condition, volunteered to install new carpet after moving out of the home. Not only did they install new carpet, but they also had the home professionally cleaned, paint touch ups throughout the home, and they continue to keep the yard in top condition. The home by itself, was a gem. End of cul-de-sac, very large fenced yard, and a large open floor plan. We took photos of every room, wide angle photos of the incredible yard, and marketed the home on the internet. We had about 12 showings and 2 offers. Sold and now waiting to close.
- Short Sale in Bartram Springs: 4 days flat. Here's the scoop. The home is occupied by owners who know how to keep a house clean. The clean factor was off the chart. Neutral colors throughout with updated decorations and furniture. The house has the right upgrades and is on a very nice lot backing to a pond. We took high quality photos, marketed on the internet, had 2 showings, and 1 offer. Sold and now waiting to close.

- Priced Aggressively
As far as pricing aggressively, this is one of the worst real estate markets ever, so if a home must be sold in this market it should be priced aggressively. However, I do have homes listed for sale that have been on the market for some time and they are also priced aggressively.
The difference in sold and sitting? Sometimes it comes down to the amount of demand for the specific neighborhood.....the location, location, location rule. Sometimes it's just the demand for the price point. As a generalization, the higher price the fewer potential buyers. Obviously there are less buyers at $1mm than the number of buyers at $100k.
