Ghost Houses in Jacksonville

Do you believe in ghost?  What about ghost houses?

Well it appears Jacksonville is full of "ghost houses".   

That's what we are calling the houses that get listed for sale without any pictures of the actual house for sale. (not actually haunted houses)  

Jacksonville's Ghost Houses:  This is a real thing!  

These "ghost houses" are put up for sale by the hired Realtor who has signed a listing agreement with the home Sellers.  

Why would anyone agree to putting their house up for sale without having pictures of the home?  ... That we can't answer...  but it makes us wonder.....

Does the home owner know their home has no pictures showing it off in it's best light?

Does the home owner know how important the first impression is!

How this home sold in 10 days

While homes sit unsold on the market for weeks, months, and sometimes years, others sell SUPER FAST!  Why is that?  What makes some homes sell while others sit?

Jacksonville Real Estate Market Predictions: 2017 Edition

We have a meeting of the minds as to what our predictions will be for the next calendar year.  This year was no different.  We started compiling our list, and made sure to include the "no shit Sherlock" predictions as well as the more "huh - not so sure about that one" predictions.  

• Rising Mortgage Rates:  Yep - it's already happening and will continue to happen as long as we are seeing a stable economy ahead.  
• More Transactions:  It's been a trend year over year since the dog days of the bust years.  
• Price appreciation slows:  I believe we are near the top of our current "arch".  "Current" being the key word there.
