This is a buyer's market.  There is no arguing that.  There are homes for sale on just about every street and around every corner. The good news:  Buyer's are buying homes in Jacksonville!

When buyers are shopping for homes, they are looking at 3 things:  Price, Pictures, and Location. And some homes in Jacksonville Sell Fast!

I recently had a listing that was getting limited showings.  I kept analyzing the data of recent sales and our competition currently on the market, and I kept arriving at the same conclusion....we are perfectly priced.  However, we were not getting showings which goes against my personal motto for selling homes: "Showings = Sold"

Community location within Jacksonville was one of the best.  Location within the community was top tier, aka culdesac with privacy backyard.  Pictures where great, curb appeal was great, house was very clean with no clutter, etc.  Basically, every thing is right! It's gotta be the price!

I consulted with the Seller, and we decided to go for a much lower price to make us an extremely competitive house within the community.  So what happened?  SHOWINGS and in mass quantity!  I'm talking 2 showings per day almost daily!  The house is bigger than the other houses which was keeping our price higher, however we are now priced more in line and even aggressively priced within the normal range  of the neighborhood regardless of the size home.

Price in this case, as it almost always is for well taken care of homes, is absolutely everything!
