Situated in the heart of Florida’s “First Coast,” Jacksonville Beach is among the Sunshine State’s most-visited places. Gorgeous beaches, world-class golf courses, and some of the best surfing in the region all help combine to make Jacksonville Beach a top vacation destination, and perhaps even the ideal place to invest in a short-term rental.
Like in most resort-centric markets, though, investor competition is fierce, and local ordinances and regulations relating to short-term rentals can also make buying a property for the specific purpose of listing it on Airbnb or VRBO somewhat tricky. But if you start your search at these Airbnb-friendly condo buildings in Jacksonville Beach, you’re already on the right track.
Beachcomber - 411-413 1st Street
While Beachcomber isn’t the largest condo development in Jacksonville Beach, it’s one that both allows short-term rentals and has all the necessary amenities and features you’d want in an investment condo. The building is centrally located and close to plenty of local shops and restaurants, and common amenities here include a gated swimming pool, secure parking, and easy access to the beachfront.
Most condos at Beachcomber have two bedrooms and two bathrooms, and select units even offer views of the oceanfront from the balcony. There’s also a lovely oceanfront park right next to the building, which is a great place to take your dog since Beachcomber is also pet-friendly. Because of the building’s age, interior finishes will vary, but most are relatively updated and provide somewhat of a turn-key investment.
Las Brisas Condos - 601 1st Street S
Las Brisas is a well-maintained, 48-unit condo building located right along Jacksonville Beach’s oceanfront. In general, we absolutely love the Las Brisas condos as a short-term rental investment option because the building as a whole was just recently renovated, leaving buyers with very little to do before listing a unit on Airbnb or any vacation rental portal. Keep in mind, however, that Las Brisas does have a 30-day minimum for rentals.
As for what to expect inside, many Las Brisas condos have at least two bedrooms and two bathrooms, as well as spacious balconies with spectacular views of the ocean and beachfront below. Common amenities at the building include as lovely beachfront pool and sun deck, an indoor lounge area just off the pool, and plenty of on-site parking. It’s also not uncommon to see units here listed fully-furnished, which can be another upside if you’re specifically looking for a short-term rental investment property.
Pier House - 221 6th Ave S
Pier House is another one of Jacksonville Beach’s smaller Airbnb-friendly options investors should absolutely consider. While the building’s location along 6th Avenue is not directly on the beach, Pier House condo prices make it a great entry-level investment opportunity, and future guests are still just blocks from everything they could want, including the oceanfront.
Floor plans at Pier House include two bedrooms, two bathrooms, and 836 square feet of living area. Inside, condos feature a spacious open concept, as well as a split bedroom setup that is ideal for short-term rental use. Parking is mostly under-building, and the HOA dues at Pier House also also quite reasonable and include maintenance, management, water/sewer, trash, and more.

Oceania - 1415 1st St N
Built back in 2002, Oceania is one of Jacksonville Beach’s newer condo buildings that currently allows short-term rentals. Its location lies just off the beachfront and the collection of common lifestyle amenities at the building is also an appealing quality and includes a fitness center, outdoor swimming pool, a sauna and hot tub, and secure garage packing.
Most condos at Oceania provide more living space than other short-term rental options featured here with some floor plans boating three bedrooms, three bathrooms, and up to 1780 square feet of living space. Not surprisingly, interior finishes are also quite attractive and the balconies are extra expansive, allowing for some truly spectacular views and even more space for future guests to enjoy.
Sandpiper Condominiums - 731 1st St S
The Sandpiper Condominiums are the gold standard when it comes to short-term rental investing in Jacksonville Beach. Offering guests a boutique resort-style experience, this oceanfront condo complex provides easy and secure parking, spectacular views of the water, and the easiest access to the beach of any short-term rental friendly building in town.
Inside, condos at The Sandpiper are a bit smaller than other buildings, featuring just two bedrooms and one bathroom in some cases. But the tighter floor plan also means a more affordable purchase price, which is idea for first-timer investors. Oceanfront Park is also just 2 blocks from Sandpiper Condominiums, and shopping, dining, and the Seawalk Pavilion are also all just a short distance from this one-of-a-kind investment opportunity.
