Do you really have a Realtor?

I receive phone calls everyday about listings that I have for sale.  I receive calls from neighbors checking on the values, from drive by's who are just curious, from appraisers who are trying to do a nearby appraisal, from other licensed agents who are checking on the house, and from truly interested home shoppers.  

Many times the listing they are calling about is already under contract.  The truly interested home shoppers are always disappointed.  

What happens next, is in near epidemic proportions ...

This is the Early 2017 Report that shows JUST residential sales through January in Jacksonville.  This does not include Ponte Vedra or any of the St Johns activities.... again, just Duval county.  

Major point on this infograph:  Our ACTIVE Listing inventory is way down, so there are less homes on the market compared to the same period the year before. Interestingly enough, the year before was WAY down from the previous year's stats.  This has continued to be the story of our local Jacksonville real estate market.... shrinking inventory, and Buyer demand!

Ghost Houses in Jacksonville

Do you believe in ghost?  What about ghost houses?

Well it appears Jacksonville is full of "ghost houses".   

That's what we are calling the houses that get listed for sale without any pictures of the actual house for sale. (not actually haunted houses)  

Jacksonville's Ghost Houses:  This is a real thing!  

These "ghost houses" are put up for sale by the hired Realtor who has signed a listing agreement with the home Sellers.  

Why would anyone agree to putting their house up for sale without having pictures of the home?  ... That we can't answer...  but it makes us wonder.....

Does the home owner know their home has no pictures showing it off in it's best light?

Does the home owner know how important the first impression is!
