Although townhomes were originally made popular in larger urban settings with a higher population density, it’s a housing type that many of today’s modern home buyers still find attractive in both the city and the suburbs alike. Typically, a townhome (or townhouse) is defined as an attached, multi-floor residence that shares one or two walls with adjacent walls with an adjoining property. Like most home styles, townhomes feature all sorts of layouts and designs, ranging from ultra modern to looks that are influenced from classic brownstones originally built in Europe all the way back in the 1600s.
How Jacksonville Townhomes Differ From Condos
As mentioned above, traditional townhomes are in fact attached residences—a trait that is undeniably shared by the common condominium. But while both condos and townhomes tend to offer an attached, maintenance-free lifestyle, that’s about where the similarities end. The primary different between an ordinary townhome in Jacksonville and an ordinary condo in Jacksonville is that townhomes have multiple levels of living space, and in many ways live a lot like a single-family home. Additionally, townhome residences all have their own private entrances and some even have an attached garage as well. So if you love the idea of a low-maintenance home but also don’t want to sacrifice lots of living and/or storage space, a Jacksonville townhome might just be the perfect solution.
Pros & Cons of Buying a Jacksonville Townhome
Whether you’re an experienced home buyer or not, you’ll almost always find advantages and disadvantages associated with every available option out there; and townhomes are no exception.
The Pros
Overall Cost: Sure, plenty of luxury townhomes are out there that can far exceed the cost of some single-family homes. But townhomes in Jacksonville can still often be a less expensive option to consider for home buyers on a budget. Additionally, home owners insurance can also be a bit cheaper with a townhouse, making your overall mortgage payment much lower in certain situations.
Maintenance: Given most townhome communities have an HOA that covers exterior maintenance and lawn care, the maintenance and upkeep associated with most townhouse residences is minimal. Some townhomes will have a back patio that owners are responsible, but chances are that’s already concrete or brick pavers, all but eliminating mowing and lawn work from your home life.
Lifestyle Amenities. While not every townhome community has some extra features and amenities for residents to enjoy, select ones do. A swimming pool area, a clubhouse with an exercise facility and space for socializing, and even playgrounds and walking paths are all common lifestyle amenities you may see within a Jacksonville community or complex.
Private Outdoor Space. In a city like Jacksonville where the year-round climate is warm and sunny, it is common for condos to also have at least some private outdoor space, even if it’s just a small balcony. But with that in mind, it’s also common for townhomes to even more private outdoor space, and sometimes even more than one area. Whether it’s a back patio and a rooftop deck or a back patio and a front patio, Jacksonville townhomes often include some variation of private outdoor space.
The Cons
HOA Dues. On the surface, that low-maintenance lifestyle with an abundance of lifestyle amenities may seem nice. But it doesn’t come without at least some extra cost. HOA dues will likely depend on a number of factors, like the size of the community and what amenities a community specifically offers. So always be on the lookout for how much you’ll need to pay whenever shopping for the right Jacksonville townhome.
Rules & Restrictions. With most HOA communities you’ll also have to deal with various rules and restrictions that regulate things like what color you can paint the exterior, whether you can use the property as a rental, or even something as particular as the color of your front door.
Noisy Neighbors. Despite townhomes generally offering a bit more living space, it is important to remember you’re still living in an attached home. So that might mean you hear your neighbors every now and then, which is something you’ll need to be prepared for once moving in.
Multi-Floor Living. Many townhome buyers love the idea of having multiple levels of living space. But given this is Florida and the empty-nester/retiree home market is robust, climbing stairs is something you’ll want to consider if you’re an older home buyer.
